How long does this take?+
Notice is 3 days. JP filing to hearing is typically 10-14 days. Total from intake to lockout, when needed, is usually 25-40 days. Faster than most people expect.
What if my tenant pays before court?+
Great. You owe us only the work we did. If we filed but didn't go to court, you pay notice + filing. If we only sent notice, you pay notice. We don't bill for work we didn't do.
Do I need a lawyer?+
Not at JP court. TRCP Rule 510.3 lets us appear as your authorized agent. If the tenant appeals to county court, you do need an attorney; we hand the file off to outside appellate counsel at that point.
