Notice to Vacate Service

Texas law requires a written notice to vacate before filing an eviction suit. EvictFlow prepares and delivers 3-day notices for nonpayment of rent and 3-day notices for holdover (lease expired) situations under Texas Property Code Section 24.005. Contested lease-violation cases require interpretation of the lease and should be referred to a Texas-licensed attorney.

Texas Property Code Section 24.005

How it works

1

Confirm the situation is nonpayment or holdover (we route lease-interpretation matters to an attorney)

2

Generate a Texas Property Code Section 24.005 compliant notice with correct names, address, and amounts

3

Deliver notice via the methods permitted under Section 24.005 (mail, posting, in-person)

4

Document proof of service with timestamps and delivery method

5

Track the 3-day notice period and prepare the JP court filing
